WALK & TALK
We’ve got an entry-level program that we hope will be of benefit to both home sellers and Realtors called “Walk & Talk”. For a lower rate than a full and comprehensive Written Consultation Report or full Home Staging done by us, we will come to your house and do a walk through, both inside and out, and verbally give you tips specific to your home on what you can do to make your house the best product on the market. This is a one time visit of about an hour, with no written report, but you can take your own notes and follow through as your budget and time allow. Also, if you desire to then have a complete Written Consultation Report or full Staging done by us, we will apply your “Walk & Talk” fee towards those services.
Our fees for the “Walk & Talk” program are $75 for homes up to 3,500 square feet, and $100 for homes larger than that. In this buyers market can you afford not to invest this minimal cost in helping your house outshine the market competition? Call us today to schedule your appointment!
HOME STAGING WRITTEN CONSULTATIONS
For a Consultation, the Stager will spend several hours in the home, walking through the house with the homeowner or realtor first, and then on their own, taking plenty of notes and digital photos, and then preparing a detailed, room by room report of what staging should be done to effectively prepare the house for showing.
The Stager will then personally present the Consultation Report to the homeowners (and realtor) at a second appointment and go over the multi page report. The Report will contain specific instructions for each room on what should be done to de-clutter, rearrange, improve and maximize the asset of each area. The specifics given, and even new floor plan drawings, are very detailed so as to cover every aspect of the house. Then it is the homeowner is who actually does the staging work, based on the Consultation Report, and within a specified time frame.
The Stager will then return for a follow-up visit and do a final tune-up of the staging project. A list of showing instructions will be left with the homeowner, along with a Staged Homes certificate.
The fees for a Consultation are based on house size and amount of details needed, and start about $200.00
FULL STAGING SERVICE
If the homeowner prefers, the Stager, along with any needed crew, will do the detailed Staging. The Staging Services (which will take place over several hours on one or two days, depending on the size of the house) will include before and after photos, some minor packing, removal of unneeded items to garage and/or basement areas, and transforming the house, inside and out, into a showcase for buyers. We try to make use of items the homeowner already has, although in some cases we may have recommendations on items for the homeowner to purchase.
We may also request the homeowner pre-pack some special items in advance, and some advance cleaning and/or painting may be suggested.
During the staging process we request that the homeowners not be on site, as it can be distracting. The realtor is welcome to be there as they wish.
Staging Service fees are based on the size of the home and how much work needs to be done. There is no fee for a bid for Staging Services.
STAGING TO LIVE
We work with homeowners to Stage their homes to improve their aesthetic and practical appeal. We rearrange, de-clutter, and strategically make use of your own accessories. We may make suggestions on items the homeowner may want to purchase to complete the project.
Fees will be based on how much or how little a homeowner would like us to do (size and number of rooms).
Send me photos of your home and I can prepare a written report for you on how to make your house a more attractive product in the real estate market (Staging to Sell) or how to update your space using what you already have (Staging to Live). I’ll need photos of the rooms from each angle and room dimensions, along with dimensions of some of the larger furniture pieces. Once I’ve discussed what you want to do and reviewed the pictures, I can give your price on the services.
